There are many reasons to build rather than buy an existing home. Perhaps you’ve searched real estate listings and can’t find exactly what you want. Or maybe you just don’t want to participate in a bidding war for your dream home. Another reason people build rather than buy is that they want their home to be move-in ready. Whatever your reason to choose to build a custom home, there are a few things you should consider as you work with your builder to create your dream home. 

Storage Space

Most existing homes for sale, especially those built in the past couple of decades, don’t have sufficient storage space. Whether you think you have a lot of things or not, it’s possible to run out of storage space in the future if you don’t build enough into your home. You should aim for about 10% storage space relative to the total square footage of your new home. This will ensure you won’t have to rent a self-storage unit.

When you build your own home, you can design your closet space so it works for you and your family. For example, if you own a lot of shoes, having a space dedicated to your shoes in your bedroom closet might be ideal. Closets aren’t all about clothes and shoes though. Don’t forget a conveniently placed linen closet, a coat closet near your front entrance, and a pantry in your kitchen. Consider adding more storage space than you think you’ll need.

Lighting

There’s a lot to consider when it comes to lighting in your new home. Of course, you’ll need a light switch in every room but will you need lights in your kitchen cabinets? Will you want to light your attic? Although you might intend to use natural light as much as possible, consider what you’ll do for light in the evenings or throughout the winter. You may also need more light in rooms where windows face the north or south because they won’t get much natural light. 

Although lighting is important throughout the house, you’ll want to pay special attention to the light fixtures in the kitchen and bathroom. Most people spend a lot of time in their kitchens. This is often where families gather and friends meet to gossip. A brightly lit kitchen is always more inviting than one that is dim. Outdoor lighting is essential for security. New homes with ample outdoor lighting are less likely to be burglarized and may even improve the security of neighbors as well. Consider static and motion sensor lights for the outside of your home. 

Electrical

You probably don’t think much about how many electronic devices you’ll connect in your new construction. In addition to your appliances, you probably have more than one television, a modem and router, and several wireless devices you need to charge every day. You’ll need plenty of electrical outlets and they’ll need to be in convenient locations. Consider installing several in the master bedroom. The more outlets you have, the less likely you’ll be to need to use unsightly extension cords. Be sure to talk to your builder about the appliances you use in your kitchen. If you use several small appliances every day, you’ll need enough outlets to plug all of them in at the same time and your circuits will need to be able to handle the load. 

Whether you know if you are going to make your house a smart home or not, it can be beneficial to wire it for the technology during construction. It will cost much more after the house is finished to install all the necessary wiring. Installing the A/V connections and speaker wire during construction will mean you won’t have visible wires throughout your home. You’ll need to decide where you want to mount your televisions and install your security cameras or motion sensor lights before the electricians draw up their plans. 

 

Outdoor Living

Do you plan to spend a lot of time outside? Whether you plan to spend time outdoors only when the weather is nice or year-round, you’ll need to carve out space in your yard for outdoor living. You’ll probably want electricity outside if you plan on spending a lot of time in your yard. You may also want a place for a grill or even a fire pit. Depending on how many people you plan to entertain outdoors, you want to have space dedicated to seating as well.

In addition to entertaining, you may also want to use your yard for exercise. Some people want inground or above ground pools in their yards. If you have a pool, it’s important to have fencing around it to prevent accidents. If you don’t have a pool, you’ll probably want a sprinkler system to keep your lawn looking nice all year. Landscaping is also something you’ll want to consider before you start building. You’ll have more landscaping options if you make a plan before your house is built. 

Pet Accommodations

Your pets are part of your family and they should have their own space as well. While they might not need a bedroom of their own, they do need a dedicated area of your home for their food, their litter box, or their kennel. Since you’re customizing your home, consider installing an exhaust fan in the part of the house where you keep the cat’s litter box. Giving your pets their own space ensures they are comfortable in their new home.
